Scope
Feasibility Review — Level 1

Desktop feasibility review of the subject property, including zoning analysis, critical areas mapping, shoreline and FEMA review, access and fire requirements, and septic/utility constraints. Deliverable is a written report with a conceptual site plan showing the probable buildable area, possible building position, access, and parking. The site plan is conceptual in nature — it is not a design.

This is a fact-finding exercise. The architect makes no guarantees about the feasibility of the property or the outcome of any review process. The information gathered is intended to inform the client's decision-making and does not constitute a determination of developability. All findings are based on available information at the time of the review and are subject to the jurisdiction's final interpretation.

Terms & Conditions

1. Scope limitation — The architect's services are limited exclusively to the scope described in this agreement. This is a limited, preliminary service. The client acknowledges that they are requesting a fact-finding review and that the results do not constitute a determination of developability, a design, or a recommendation to purchase, sell, or develop the property.

2. Standard of care — The architect shall perform services consistent with the professional skill and care ordinarily provided by architects practicing in the same locality under similar circumstances. No other warranty, express or implied, is made.

3. No third-party reliance — This agreement and all deliverables produced under it are prepared solely for the use and benefit of the client named above. The client may share deliverables with third parties for informational purposes only. However, the architect assumes no duty or liability to any third party in connection with this work. No third party may rely on, use, or make decisions based on these deliverables. The client agrees to indemnify and hold harmless the architect from any claims, damages, or liabilities arising from a third party's use of or reliance on the deliverables.

4. Client's responsibility — The client is solely responsible for any decisions made on the basis of the architect's findings, including but not limited to decisions to purchase, sell, develop, or otherwise act upon the property. The client acknowledges that independent verification — including but not limited to geotechnical, environmental, survey, and legal review — may be necessary before proceeding with any transaction or development.

5. Limitation of liability — The architect's total liability under this agreement shall not exceed the total fee paid. The architect shall not be liable for consequential, incidental, or indirect damages of any kind.

6. Deliverables — All reports, drawings, and documents produced under this agreement remain the intellectual property of Métrica LLC until full payment is received, at which point a non-exclusive license is granted to the client for personal use only. Deliverables may not be distributed, shared, or transferred to third parties without written consent from the architect.

7. Confidentiality — This agreement is confidential. Neither party shall disclose its terms to third parties without written consent, except as required by law or regulatory process.

8. Governing law and dispute resolution — This agreement is governed by the laws of the State of Washington. In the event of a dispute, the parties agree to first attempt resolution through mediation administered by a mutually agreed-upon mediator in King County, Washington. If mediation is unsuccessful, either party may pursue resolution through binding arbitration or litigation in King County, Washington.
